MFA delivered the full civil engineering package for a completed residential estate in Boksburg — from bulk earthworks and underground services through to internal roads, paving and landscaping — enabling the developer to hand over a fully serviced, move-in-ready development.

Residential Civil Works completed

Project Background

The private developer required a single civil contractor to manage the full civil scope for their 48-unit gated estate — allowing the building contractor to focus on the residential units while MFA handled all external civil works. MFA was appointed following a two-stage tender process and a site visit by the developer's project manager.

Scope of Work

  • Bulk earthworks — cut and fill across a 2.2-hectare site, with surplus spoil removed off-site
  • Underground services — stormwater drainage, sewer reticulation and water supply mains for all 48 stands
  • Internal road construction — 850 linear metres of 6-metre-wide road with asphalt surfacing and kerbing
  • Visitor and resident parking bays — 96 bays, interlocking brick paving with white bay markings
  • Perimeter paving to all 48 stands — driveway and entrance paving per standard specification
  • Communal landscaping — turf, trees, irrigation system and planters in the estate's common areas
  • Security gatehouse construction and automated sliding gate infrastructure

Co-ordination with the Building Contractor

The civil and building programmes ran concurrently, requiring close co-ordination to avoid conflicts. MFA's site manager held weekly joint programme meetings with the building contractor, sequencing underground services to stay ahead of structural works by at least six stands at all times.

Road surfacing was phased — the estate was divided into three zones, with surfacing in each zone deferred until all building work in that zone was complete to avoid damage from construction traffic. Temporary gravel access roads were maintained throughout.

Outcome

All civil works were completed and signed off by the local authority and the developer's engineer of record within the ten-month programme. The first residents took occupation three weeks after civil handover. The developer rated MFA's co-ordination and quality of work as exceptional and has included MFA on their preferred contractor list for their next residential development in Benoni.

"MFA ran a tight, well-organised site. Their co-ordination with our building contractor was seamless and the standard of the roads and paving is excellent. We'd use them again without hesitation."
